home for sale
Understand that the
way we live in a home and the way we sell it are not the same. You
now need to see your home as a house, something that can be bought
or sold.
Research shows that
most buyers will make up their minds on whether a home is of
interest within the first 11 seconds of seeing it.

Sure Your Home is Exciting!
We don't get a second
chance to make a good first impression. Most buyers look for homes
that are well cared for and bright. Don't leave any detail undone
that will let buyers discount your price.
The Number One Thing
you can do to help sell your home faster and for more money is to
make sure it is clean and bright. If you don't do any of my other
suggestions, do this.
Get Rid of Clutter.
No matter how much stuff you have on your counters, pack half of
it away. Do the same for your closets. If any of the rooms are
full of nick-nacks, trophies, or too much furniture, remove them.
You're moving...start packing now. You need to give the feel of
spaciousness.
- Lawn and yard –
remove clutter, cut grass, edge walks, trim hedges, weed
gardens.
- Front of house –
paint, fix or wash railings, steps, storms, screens and/or
front door.
- Other exterior –
side or back door, gutters, wash windows.
- Garage –
straighten up, paint, fix or wash doors and windows.
- Plumbing –
repair dripping faucets, leaky toilets.
- Heating / cooling
– clean exterior of unit.
- Lights – replace
all burned out bulbs, faulty switches
- Halls and stairs
– remove any clutter to give wide appearance.
- Hardware – oil
hinges, tighten door knobs, faucets.
- General condition
– dust, wash, paint, fix defects, as required.
- Consider feeling
of spaciousness – store unneeded items to enlarge room size.

- Kitchen – stove,
refrigerator, sink should be spotless, all work space clear.
- Bathrooms –
neat, spotless and fresh. Repair broken putty around tub.
- Closets – untidy
or over-crowded closets suggest inadequate storage space.
Price
It has been true from
day one, it is true today and will be true forever. Homes that are
priced right sell in any market.
Determining price is
done through a Comparative Market Analysis (CMA).The CMA will show
similar properties in the area that have recently sold. This will
indicate what people are willing to pay for this kind of home, in
this area, at this time. It will also show similar homes currently
for sale. This is the competition. Buyers will be comparing your
home to these.
It will
also show homes that are on the market that have offers on them.
These illustrate where the activity and values are today. The
final sales price is not determined by the seller or the Realtor.
It is determined by what a ready, willing and able buyer is
willing to pay for the property.
